All homes are different requiring different processes to inspect the property. Below you will find details and pricing. These estimates are for  information purposes  that could change depending on a multitude of factors.  

 

A home inspection is a non-invasive, visual examination of the accessible areas of a residential property designed to identify defects within specific systems and components that are both observed and deemed material by the inspector.  The home inspection is based on the observations made on the date of the inspection, and not a prediction of future conditions. 


A home inspection report shall identify, in written format, defects within specific systems and components defined by the standards of practice that are both observed and deemed material by the inspector. Inspection reports may include additional comments and recommendations.

 

With each home we cannot predict any limitations that may require additional services.


 All prices listed below are estimates based on regional averages and are not a commitment to said prices.


OFFERED SERVICES


Buyer Home inspection

Full inspection of the home following the Regulated Standards of practice



Crawlspace Inspection 

(This would be for any home that has a crawlspace that is required to be inspected) 


Drone Roof Inspection 

(This would be for any home that is over 2 stories and/or has an unsafe pitch or materials prohibiting the inspection of the roof)


Pre-sale inspection

Full inspection of the home following the Regulated Standards of practice.


New build out construction

11 Month warranty inspection


"Phase Inspections" New build out inspection for all of construction


****This will include an inspection at the beginning and end of each phase 

1. foundation 

2. framing inspection "pre-drywall"

3.Final Inspection

Which will include a detailed picture catalogue and summary of areas of concern for each stage of construction for you to speak with your builder about your concerns and need for corrections. Please be aware that All builders require you to be present during the owner final inspection at closing which is NOT one of  Re-inspection of areas may incur additional cost.(The Home builder will need to be aware that there is a professional inspector involved with the process. This services is offered to help alleviate the stresses of having a home built and you’re unable to attend each phase of the building process)***

What a Home Inspection Is

  

An inspection report is for your use only to evaluate any issue that might exist in the home. You have given us permission to discuss our observations with real estate agents, owners, repair persons, or other interested parties if required so that any concerns that may arise due to the home inspection can be evaluated. You will be the sole owner of the report and all rights to it. Any and all inspections and reports are in no way a guarantee or warranty. We do not perform engineering, architectural, plumbing, and electrical, HVAC, structural or any other job function requiring inspection of code laws in the jurisdiction where the property is located.

 

New Construction

When buying a new home all warranties and guarantees are the responsibility of the home builder. Just like when you buy a new car it is the responsibility of the manufacturer to honor the warrantyand fix all issues within said warranty time period it, this is the same with new construction. This is one of the strongest reasons to get a home inspection on a new home before closing and/or a 11 month warranty inspection. Not every homeowner knows what to look for the training or even has all the equipment to do a detailed home inspection on a new home and that is why a home inspection gives you piece of mind when buying a new home. 


Existing homes & Existing homeowners  

Not all homeowners know ALL the conditions that exist in their home when they are selling a home. There are occasionally some issues that people that are selling a home may have and are not even aware of. This is not that they are trying to withhold any information it is because they are simply unaware of them. Remember you are buying a used/existing home, there are always going to be items that you might feel need to be fixed and in some cases they should be fixed before you take occupancy of the home and you should expect this. A good home inspector is not looking to make you feel weary about buying a home we are trying to make you aware of any items that me be of concern to you now or down the road. 


When you get your report

Please do your due diligences and review your report in detail. If there are any concerns please go over it with your realtor, they have reviewed many of these and they can answer many of the concerns that you might have.
