New Construction Phase Inspections

New Construction Phase Inspections

Catch defects before they're hidden behind drywall — forever.

New build-out inspections for all phases of construction. Each phase produces a detailed picture catalogue and summary of areas of concern — giving you documentation and leverage to ensure your builder delivers the quality home you paid for. Available as individual phases or as a complete three-phase package.

What's Included

  • ✓Foundation Inspection — after slab or foundation pour
  • ✓Framing / Pre-drywall Inspection — structural, electrical, plumbing, HVAC
  • ✓Final Inspection — full buyer-style inspection before closing
  • ✓Detailed photo catalogue for each phase
  • ✓Spectora digital report with findings summary
  • ✓Clear documentation for builder correction requests

The Three Phases

01

Foundation Inspection

After the slab or foundation is poured

Inspects the foundation for proper depth, reinforcement, drainage, and any visible defects before the structure is built on top of it. Issues caught here are far less expensive to address than after framing begins.

  • ✓Foundation type and depth
  • ✓Concrete pour quality and curing
  • ✓Reinforcement placement
  • ✓Drainage and grading around the foundation
  • ✓Anchor bolt placement and spacing
02

Framing / Pre-drywall Inspection

After framing, rough-in electrical, plumbing & HVAC — before drywall

The most critical phase. Once drywall is installed, structural framing, electrical wiring, plumbing pipes, and HVAC ductwork are permanently hidden. This is your only opportunity to inspect them.

  • ✓Structural framing — walls, floors, roof
  • ✓Rough electrical wiring and panel
  • ✓Rough plumbing — supply and drain lines
  • ✓HVAC ductwork routing and installation
  • ✓Insulation placement
  • ✓Window and door rough openings
  • ✓Fire blocking and draft stopping
03

Final Inspection

Before closing — after all work is complete

A full buyer-style inspection of the completed home. Covers all visible and accessible systems and components, ensuring everything was finished correctly and any issues from earlier phases were properly addressed.

  • ✓All systems and components — same scope as a buyer inspection
  • ✓Verification of prior phase corrections
  • ✓Exterior grading and drainage
  • ✓All appliances and fixtures
  • ✓Detailed Spectora report for your records

Frequently Asked Questions

Why do I need phase inspections on a new build?
Once drywall goes up, many critical structural, electrical, and plumbing elements are permanently hidden. Phase inspections catch defects at each stage while they're still accessible and correctable — before they become expensive problems after move-in.
What are the three phases of a new construction inspection?
The three phases are: (1) Foundation Inspection — after the slab or foundation is poured; (2) Framing/Pre-drywall Inspection — after framing, rough electrical, plumbing, and HVAC are in but before drywall; and (3) Final Inspection — a full buyer-style inspection before closing.
Can I hire you for just one phase?
Yes. You can schedule any individual phase inspection. However, the pre-drywall inspection is the most critical — it's your only opportunity to see the structural and mechanical systems before they're covered up.
Will the builder allow an independent inspector on site?
In most cases, yes. You have the right to hire an independent inspector during construction. We recommend coordinating with your builder's superintendent to schedule access at the appropriate stage.
Do you provide a report for each phase?
Yes — each phase produces a detailed Spectora inspection report with photos, a picture catalogue, and a summary of areas of concern specific to that stage of construction.
